Yes, we all need to double check all property measurements, even in deeds and recorded plans of public records. Mistakes can and do occur.
The best way to check your deed for proper measurements is to obtain a copy of prior deeds. Go back 2 or 3 sales or transfer of title. Then, word for word, see if the new and old record match.
The other way is to actually " tape" of measure your property lines. An easy guide to use is the local "assessor's property map which is on file at town hall. But remember that "assessor's map are not always accurate.
The best thing is always research for a "Plan of Record" of any property.
When you receive a new survey or plot plan also double check each and every measurement.
While you are at Town or City Hall obtain a copy of your property's assessment field record card. Be sure to get both pages. ( and never use Public Records on the Internet as they generally omit page 2!)
On the second page you may find a diagram of your home, with measurements and the
gross building and gross living area. Take the time to be sure the assessor's measurements are accurate as your assessment, and subsequent tax bill could be in error.
Measure, measure and re-measure is the best possible advice.
Hope this has been useful,
