
Sure this is a difficult real estate market. But in both good times and not-so good times and in my opinion the main reasons why houses don't sell are:
1. PRICE. Improper pricing. Caused by aggressive or overly assertive irrational optimism. Sometimes owners are to fault and some of the time inexperienced and lazy agents are the culprits. Yes, pricing research does take time, effort and a degree of competence.
2. POOR MARKETING It takes much more than simply "parking" the house on MLS. It takes more than holding the ho-hum, very usual OPEN HOUSE. Creative marketing communications generally works. House today need maximum INTERNET exposure for best results. Don't always throw away the value of 'some' print media. And yes "advertising" and marketing can be expensive.
3. PROBLEMS SHOWING THE PROPERTY It's difficult to sell property that one can't view. Having a non-functioning lock-box doesn't help anyone. Accompanied showing are sometimes highly appropriate but not always. Always make sure the property is readily accessible within reasonable hours.
4. CONDITIONAL ISSUES. Before placing the the house on the market a real effort should be made to make the house clean, neat, clutter free and with all apparent cosmetic repairs completed. Foul odors don't help. Nor do nasty pets.
Owners need to be properly informed that a cluttered, unkempt house that smells or has a nasty pet can cause a potential sales to vanish.
These are, I believe the just the main reasons.
